BENGALURU, October 8, 2026 . Leading real estate developer Brigade Group today marked 40 years of business operations by announcing an ambitious growth roadmap for the next three years. The company plans to invest approximately ₹40,000 crores to execute a massive 40 million sq. ft. development pipeline across its key operating markets.
Over the past four decades, Brigade has delivered more than 110 million sq. ft. across 300+ projects, establishing a strong footprint in 10 cities. The Group’s diversified portfolio encompasses residential communities, office spaces, retail hubs, and hospitality assets. Its operating leasing portfolio currently stands at approximately 10 million sq. ft. and continues to expand rapidly through ongoing developments and upcoming launches.

Multi-Sector Expansion and Strategic Growth
Over the next three years, Brigade will channel capital across residential, commercial, retail, hospitality, and emerging segments, including warehousing. These investments will be funded through a balanced combination of internal accruals, project-level financing, strategic partnerships, and other structured funding avenues while maintaining strict capital allocation discipline.
Commercial development through the World Trade Centre (WTC) platform remains a key pillar of Brigade’s growth strategy. Expanding its successful WTC portfolio, the Group has secured licences for three new World Trade Centre developments in Devanahalli (Bengaluru), Whitefield (Bengaluru), and Coimbatore.
Concurrently, Brigade is expanding its flagship retail brand, Orion, beyond Bengaluru with upcoming developments in Chennai and Hyderabad. This marks a major retail expansion into two of South India’s most prominent economic and consumption hubs.
Technology, Innovation, and Sustainability
Brigade continues to foster real estate innovation through Brigade REAP—India’s pioneering proptech accelerator, which has mentored over 100 startups—and Earth Fund, a venture and growth fund dedicated to sustainable innovation in the built environment. Operationally, the Group is actively integrating artificial intelligence, Building Information Modelling (BIM), IoT-enabled systems, data analytics, construction technology, and smart-building platforms across all development phases.
In line with its environmental goals, Brigade has set a formal target to achieve Net Zero emissions by 2045. The company is advancing toward this milestone by incorporating energy-efficient designs, renewable energy integration, water conservation systems, responsible waste management, and sustainable construction practices across its projects.
Socio-Economic Impact and Civic Infrastructure
Brigade’s planned development pipeline and new business ventures are projected to create substantial economic value, generating approximately 23,000 direct and indirect gross job opportunities over the next three years across construction, engineering, hospitality, retail, facility management, and technology sectors.
Demonstrating its commitment to social impact, the Brigade Foundation—the Group’s CSR arm—is launching a major civic infrastructure project: the comprehensive redevelopment of Pipeline Road in Yeshwanthpur. Executed under the Government of Karnataka’s “Namma Bengaluru, Namma Koduge” scheme in association with the Bruhat Bengaluru Mahanagara Palike (BBMP), this project reflects the Foundation’s focus on education, healthcare, community development, and urban sustainability.
